Winter Real Estate – It’s not all Frost Bite

When it comes to real estate in the Winter, you may think home owners are crazy for choosing to undergo the typical challenges of selling a home while Jack Frost is nipping at their noses. Selecting the Winter months to list a home can be difficult but it is a strategy that works and for good reasons.

1. Little Competition – There are fewer homes on the market in Fairfield County in the winter months than at any other time of the year. A home seller’s typical thought is to wait until the Spring when the flowers are blooming and their property looks better. The one thing they don’t take into account is that all properties in Fairfield County look better in the spring than in the winter! When you choose to sell your home in the Winter you are selecting a time when you will have much less competition.

2. Serious Buyers – Only a serious buyer would accept the challenge of trekking through snow and ice in search of a new home. Whether because of a job transfer, a baby on the way, lease termination or other, these buyers have a deadline and are focused on purchasing during the winter months. Spring sellers will tell you that one of the headaches of having your home on the market is the number of fruitless showings. In the winter you are likely to have less showings but more serious lookers. Meaning, less headaches.

We often tell sellers that the best time to list their home on the market is as soon as they are ready. Winter can be a great time to take advantage of low inventory.
