Monday Morning Fairfield County Real Estate Market Watch

In the past week, 79 single family home sales in Fairfield County were reported on the Greater Fairfield County Consolidated Multiple Listing Service. The average sales price of these homes was $651,473.

225 New single family homes were listed in the past week with an average list price of $912,602, resulting in a total of 3,258 single family homes currently for sale on the GFC CMLS.

When driving into a neighborhood to visit a friend, do you ever notice the “For sale” signs? Have you ever asked yourself, “I wonder how much they are asking,” or thought, “I’d like to own a home like that!”? On the other hand, when you pass homes with no sign, do you even think of making such a comment?

Interesting, isn’t it, that even though you have no immediate plans to purchase or sell a home,  a “For Sale” sign attracts your attention? Actually there is a lesson to be learned here.

It is quite common for homeowners to tell their real estate agent, “We don’t want a real estate sign in our yard. We don’t want the neighbors to know we’re moving.” Or perhaps, “We don’t want a sign because we haven’t told our relatives yet that we are moving.” While those reasons are certainly valid, they may stand in the way of a fast sale to a qualified buyer.

Put yourself in the buyer’s seat for a moment. One of the first things you may do once you’ve decided to buy a home is “drive around”. Driving through various neighborhoods to see which properties are available, you’ll probably jot down the addresses of the ones you like, and then call your Realtor or the agent handling the property, right?

According to the National Association of REALTORS® 2011 Profile of Home Buyers and Sellers, 55% of home buyers used Real Estate signs as a source of information when they were thinking about buying a new home. Real Estate Signs are the 3rd most frequently used source of information.

If you are selling, your home needs all the exposure you can get. While there are many ways to attract buyers, signs are far and away one of the most effective. Some sellers fear that a sign will cause strangers to stop and ask to see the house on the spot. That rarely happens since those who see the sign have the same reluctance to face a stranger at the door. They would rather make a phone call to a neutral person, i.e. to an agent, who will make the arrangements to show the home later.

In the past week, 66 single family home sales were reported in Fairfield County on the Greater Fairfield County Consolidated Multiple Listing Service. The average sales price was $513,285.

243 New single family homes were listed in the past week with an average list price of $996,886, resulting in a total of 3,303 single family homes currently for sale on the GFC CMLS.
